Jim McElwain, a technology salesman from Ohio, has completed a decade-long project to build a 400-square-foot tiny home entirely by himself. The property, located on rural land he owns approximately an hour's drive from his family home in the Columbus area, is now a fully functional dwelling with a kitchen, shower, and air conditioning, which he intends to list on Airbnb for £200 per night.

McElwain began the endeavour ten years ago by clearing the property of weeds and debris from previous mobile homes. What started as a weekend hobby evolved into a dedicated quarantine project during the pandemic. He personally handled the framing, flooring, window installation, roofing, wiring, and plumbing, only hiring professional electricians and plumbers at the final stage to certify the systems.

A £36,000 Long-Term Investment

McElwain estimates the total cost of construction at £45,000 (approximately £36,000), accrued incrementally over the ten-year period. "If you take it over time, you don't have to borrow any money," he told Business Insider. His method involved frequent trips to home improvement stores like Menard's, spending a few hundred pounds on materials each visit.

Professional services constituted a minor portion of the budget, with an electrician charging £1,175 and a plumber £856, according to documents reviewed. The property already had a septic system from the previous mobile homes, avoiding a significant additional cost.

From DIY Project to Income Stream

McElwain, who works without formal architectural plans, relies on his own designs and online tutorials. "I don't have an architecture plan or drawings, and I just make it all up in my head," he said, describing a process that involved both frustration and satisfaction. The furnished home now features a lofted bed, a wood stove, a patio, and an outdoor bar.

He views the tiny home as a long-term investment that has already increased his property's value. By listing it on Airbnb, he anticipates earning an extra £8,000 to £12,000 annually, targeting clientele such as travelling nurses, tourists, and visiting parents. He plans to reserve some weekends for personal use with family and friends.

The Rising Appeal of Tiny Homes

This project aligns with a growing trend in affordable, customisable housing solutions across the United States. Tiny homes are celebrated for their lower construction costs and potential as lucrative rental properties or primary residences for those seeking to downsize.

McElwain summarised the appeal of his secluded creation: "There's nothing else on the property except the tiny house and then seven acres of woods and field. It's a great place to relax," adding, "it's just cute as a button."
